A general contractor bidding a mid-size commercial job might send drawings to 60 subcontractors, chase answers by email for two weeks, and end up comparing eleven PDF quotes in a spreadsheet the night before the deadline. Construction bidding software exists to replace that night, and sometimes to make suppliers compete on price in real time.
The term covers several different tools, though. Here’s what each type does, how tendering and reverse auctions fit in, and what to look for if you want your own bidding platform.
TL;DR: construction bidding software
- Three main types: bid management (inviting and tracking subs), estimating and takeoff, and e-tendering or reverse auction platforms.
- Tendering is usually sealed: each bidder submits once, and bids open after the deadline.
- Reverse auctions let pre-qualified suppliers bid prices down live. They work best for well-specified materials and commodity packages.
- Must-haves: supplier pre-qualification, document control, audit trail and weighted scoring, not just lowest price.
Our reverse auction software supports sealed and live tenders for construction procurement, on a one-time license from $899 with no fee on savings.
The three types of construction bidding software
| Type | What it does | Who uses it | Examples |
|---|---|---|---|
| Bid management | Invite subs, share drawings, track who’s bidding, level quotes | General contractors | BuildingConnected (Autodesk), Procore bid management |
| Estimating and takeoff | Measure quantities from drawings, price the job | Contractors and subs preparing bids | Takeoff and estimating suites |
| E-tendering and reverse auctions | Run formal tenders, sealed bids or live price competitions | Owners, developers, public bodies, procurement teams | E-sourcing suites, self-hosted reverse auction software |
Many firms use more than one. A GC might use bid management to collect subcontractor quotes and a reverse auction to buy rebar, concrete or HVAC units for the same project.
How tendering works
In a traditional tender, the buyer publishes the scope, drawings, specifications and terms, and invites bids by a deadline. Each bidder submits once, privately. After the deadline, bids are opened and evaluated, often on price plus qualifications, schedule and track record. Public-sector tenders typically must be sealed and fully documented, with rules on who can see what and when.
Moving that online gives you a single place for documents and addenda, a record of who downloaded what, bid submission with a hard deadline, and an audit trail for every step. That record matters if a losing bidder challenges the award.
Reverse auctions in construction
In a reverse auction, the buyer sets a ceiling price and pre-qualified suppliers bid against each other, lowering their price during a live window. Everyone sees where they rank, and anti-sniping extensions give each supplier a chance to respond to a late bid.
It works best when the package is well specified and comparable: steel, concrete, aggregates, standard equipment, repetitive packages across sites. It’s a poor fit for complex design-build scopes, where quality and approach matter more than a few percent of price. For those, use a sealed tender with weighted scoring. What to look for
Supplier pre-qualification comes first. Only bidders with the right licenses, insurance, bonding capacity and safety record should get in, and the software should check that before they can bid. Document control comes next: drawings, specs and addenda versioned, with proof that every bidder received each change.
Then evaluation. Lowest price alone causes trouble in construction, so look for weighted scoring that factors in schedule, quality and past performance. Add a full audit trail with timestamps, multi-lot bidding so suppliers can bid on parts of a package, multi-currency for international suppliers, and export to your ERP or accounting system.
Finally, cost model. Many SaaS e-sourcing platforms charge a yearly subscription in the tens of thousands, and some take a share of the savings. For an owner or contractor running regular tenders, that adds up.
Running your own construction tenders
Our reverse auction software was built for this kind of procurement. It runs English, Dutch, Japanese, sealed-bid, multi-lot and weighted reverse auctions, with supplier pre-qualification and whitelisting, real-time bidding and live rankings, anti-sniping extensions, full timestamped audit logs, multi-currency bidding, and automatic award notifications and draft purchase orders. Construction and engineering is one of the main use cases: subcontractor packages, raw materials and specialist equipment.
It’s self-hosted under your brand, with a one-time license ($899, $1,999 or $2,999) and no percentage of savings taken. The Enterprise tier adds API and CRM integrations and 30 hours of custom development, often used for ERP export or a custom scoring model. Comparing platforms? Frequently asked questions
What is construction bidding software?
Software that manages how construction work and materials are bid: inviting subcontractors and suppliers, sharing documents, collecting and comparing bids, and recording the award. It ranges from bid management tools for GCs to formal e-tendering and reverse auction platforms.
What is construction tendering software?
A platform for running formal tenders online: publishing documents, managing addenda, collecting sealed bids by a deadline, evaluating them and keeping an audit trail.
What is a tender auction?
A tender run as a live auction, where pre-qualified bidders compete on price during a set window, usually as a reverse auction where prices go down.
Are reverse auctions good for construction?
For well-specified materials and comparable packages, yes. For complex scopes where quality and method matter, a sealed tender with weighted scoring is usually better.
How much does construction bidding software cost?
SaaS platforms usually charge annual subscriptions, sometimes per user or per project. Our self-hosted reverse auction software is a one-time $899 to $2,999, with no share of savings.
Can subcontractors bid from their phones?
With a responsive platform, yes. Live bidding and document downloads work on mobile. Ask us about supplier onboarding.
