What to verify before bidding anywhere

  • Can you inspect? Occupied foreclosures usually cannot be entered. You are buying condition risk blind.
  • What liens survive? The one that genuinely ruins people. Some auction types leave junior liens attached. Research before bidding, not after.
  • Deposit and closing timeline. Non-refundable deposits within 24 hours and cash settlement in 30 days is common.
  • Occupancy. If the property is occupied, eviction is your problem and your cost.
